Crack Injection
As far as basement leaks go, a poured concrete wall is the best type of foundation wall to have because it allows us to perform water-stop methods from the inside, therefore providing for the most economical solutions, yet with long-term effectiveness, compared to block, stone or brick foundations.
The pictures highlight the most common leak in a poured concrete foundation wall, which is a crack that is allowing water to penetrate through. By performing a polyurethane, surface mounted port injection, we will stop the water and allow you to reclaim a dry basement. A similar process is utilized for stopping water that penetrates around the sewer/water line pipes that are coming through the basement wall.
PLEASE NOTE: An Interior Drain Solution for a poured concrete foundation wall should be a LAST RESORT, when you have leaks coming through the wall from cracks, wall ties, honeycombs or around a sewer/water line penetration. An interior drain is appropriate if you have under-slab water or hydrostatic pressure pushing up from below and weeping out along the floor or if you want to take preventative steps before you finish off your basement. We have a great customized solution when this is the case.
We can provide a no-cost evaluation to determine how the water is penetrating and what your solution options are. Our methods are detailed, thorough and designed to last for the duration of the home. Certain aspects to our methods go well beyond industry standards to ensure the types of problems we fix will not have to be re-done; as we so often do behind other previous attempts that have failed to solve a particular water problem.
Interior Drain Solutions
When exterior efforts to control the water aren’t sufficient or because the economics of an exterior dig-up and re-waterproof are too high, then a best-practice, long term interior drain solution on the inside is necessary to solve your water problem. We install a customized interior drain solution that keeps the water out of your living space, controlling it into a sloped and double filtered, large flow capacity French drain that carries the water to a sump pump (or in some cases a gravity daylight outside by going under the foundation).
For Basements: There is an added drainage board solution on the wall that is sealed so that no moisture vapor escapes into your basement airspace or behind your framed walls, yet provides a permanent, wide spread channel for water to flow to the sump pump and be directed back outside. This also allows for the water to maintain a full drainage path after the concrete has been be repoured, to a full thickness height, with load bearing capability (when over a footing) and can have your framed wall nailed into place without risk of damaging the interior drain solution.
We take a craftsmanship approach to solving your water problem to ensure that you will not deal with this issue again. This is a Solutions, not “systems”, approach that we pursue with each problem. Every basement leak and its causative issues are unique to each individual house or situation.
For example: There are many older homes that have a crawl space foundation, with a dug-out interior portion that is used as a ‘basement’ or mechanical area. We have witnessed countless situations where the water is flowing underneath the crawl space foundation wall, through the side of the dirt and into the dug out basement area. An exterior dig up and re-waterproof of the crawl space wall doesn’t stop the water that is deeper in the ground, flowing underneath that wall and entering the dug out area. As a result, since the exterior work cannot address this lower elevation water (and DIY efforts to control the water at the surface have not been sufficient), you would still need to perform an interior drain solution, making the exterior cost an unnecessary sunk cost/loss of money and not effective at solving the entire problem. Our Owner has been successfully involved in countless dig up and re-waterproofs over the years and so our perspective come with long experience.
